When you buy an under-construction apartment you are not buying a building. You are buying a promise that a building will exist, finished to a described standard, by a stated date. Everything else in the decision, layout, floor, view, price per square foot, is secondary to whether that promise gets kept.
Most buyers assess this by brand recognition, which is a weak proxy. Here is a better method.
Go and look at what they finished
The single most useful hour you will spend is at a completed project by the same developer, ideally one handed over five or more years ago. New buildings look good. Five-year-old buildings tell the truth.
Look at the lobby ceiling for water staining. Look at external paint on the weather side. Look at whether the landscaping survived or was quietly replaced with paving. Check whether the lifts are the brand that was promised. Ask a resident, not the security guard, how long snags took to close after handover.
Developers with genuine delivery discipline are usually happy to point you at their older projects. Reluctance to do so is information.
Read the RERA record, not the RERA number
Every buyer now knows to ask for a RERA registration number. Fewer people actually use it. The Karnataka RERA portal lists registered projects along with their declared completion dates and, importantly, revisions to those dates.
A developer who has extended completion dates repeatedly across multiple projects is telling you something more reliable than any brochure. Check three or four of their registrations, not just the one you are buying into.
Also confirm the registration covers your specific tower or phase. In phased townships, registration is granted per phase, and a township-level number does not automatically cover the building you are booking in.
Understand what kind of developer you are dealing with
Broadly there are three types in Bangalore, and they carry different risks.
Listed national developers have public accounts, quarterly disclosure and reputational exposure across multiple cities. Delivery is generally predictable and pricing is generally full. Godrej Properties and Lodha Bangalore both fall in this group, and you can read their financial position rather than infer it.
Large regional developers often know the city and its approval landscape better than anyone, and frequently hold better land. Their track record is local and checkable, and pricing can be more competitive. Sobha Infinia and Salarpuria homes sit here, with long delivery histories in the city.
Smaller local builders can offer real value and sometimes better locations, but the risk concentration is higher. One stalled project can affect the whole business. If you go this route, weight the completed-project inspection much more heavily and be conservative on timeline.
Financial health without reading a balance sheet
Three practical proxies.
Is construction visibly progressing? Visit the site unannounced on a weekday. Count workers. An advertised project with a quiet site is the clearest early warning there is.
How many projects are they running simultaneously? Overextension is the most common cause of delay, and it is visible from their own website.
Are they discounting aggressively? Deep discounts late in a launch can signal cash pressure rather than generosity. It is not always bad news, but it is worth asking why.
What actually goes wrong
In practice, outright abandonment is rare among established names. What happens far more often is a two-year slip, or a quiet substitution of specified materials for cheaper equivalents, or a clubhouse that opens three years after the apartments.
Your protection against all three is the same: written specification with brand names, a RERA-registered completion date, and a payment schedule genuinely linked to construction milestones rather than to the calendar. Construction-linked payment is your leverage. Do not give it away for a small discount.
The short version
Spend an hour at a five-year-old building by the same developer. Check three of their RERA registrations for date revisions. Visit the site midweek without telling anyone. Those three steps tell you more than any amount of brand comparison, and they cost you an afternoon.
