A large share of buyers at Bangalore’s premium launches are working abroad, and a large share of those are in the Gulf. The property decision is usually the easy part. The mechanics around it are where people lose time and money, and most of it is avoidable with planning at the front end rather than the back.

Decide what the purchase is for

This sounds soft, but it is the step that determines everything else.

An Indian property bought by an NRI is usually part financial and part personal. It is the home you might return to, the asset a parent can live in, the thing that keeps a foot in the country. Returns matter but they are not the only variable.

A property bought purely as an investment is a different purchase, and it should be chosen on yield, tenant depth and liquidity rather than on which neighbourhood you grew up near. Confusing the two is the most common expensive mistake in this category, and it usually surfaces five years later when the emotionally chosen asset turns out to be difficult to let.

Write down which one you are doing. If it is both, decide which dominates.

Get the account structure right first

Fund the purchase through the correct account type from the very first payment. Doing this properly at the start is administrative. Fixing it later, at the point of sale, is genuinely difficult and occasionally impossible.

The reason is repatriation. When you eventually sell, your ability to take the proceeds out is governed by how the purchase was funded and what documentation exists. That paper trail begins with the booking amount, not with the sale deed.

Plan the exit at the entry. It costs nothing to do and it removes a problem you would otherwise meet at the worst possible moment.

Power of attorney, sorted early

If you cannot be in India for registration, you will need a power of attorney executed and attested correctly for use in Karnataka. This is a routine document that becomes a three-week delay when left until the week before registration.

Start it when you book, not when the developer calls you for registration.

Financing is usually easier than people assume

NRI home loans from Indian banks are well established and the terms are generally more favourable than what a non-resident gets buying property abroad. If you are leveraging at all, the Indian purchase is often the more efficient one to leverage.

What slows applications is documentation from an overseas employer rather than the lending decision itself. Ask your bank for the exact list at the start and gather it while you are still shortlisting.

Tax, in two places

Rental income and capital gains may be assessable in more than one jurisdiction depending on your residency status and the applicable treaty. There is also TDS on the sale of property by a non-resident, which is deducted at a different rate than for residents and catches people out.

This is the point where general guidance stops being useful. A cross-border tax adviser costs a fraction of what getting it wrong costs, and nothing written here substitutes for that.

Splitting a portfolio

For a Gulf-based professional, holding property in both markets is common and often sensible, because they solve different problems.

Property where you earn removes currency risk entirely: you buy, rent and receive in the same currency. Property in India carries currency exposure funded from a foreign salary, but gives you rental yields supported by a tenant base that is not going anywhere and an asset in the country you may return to. Practical things that actually help

Buy where you can get eyes on it. A property nobody visits is a property that develops problems slowly. Family nearby, or a managing agent you actually pay, is worth more than half a percent of yield.

Favour liquid formats. Apartments in established corridors sell faster than villas or plots. When you are eight time zones away, liquidity is worth paying for.

Do the visit properly. One trip, three days, five projects, driven at peak hour. That is more useful than six months of video calls.

Check the RERA record yourself on the Karnataka portal rather than accepting a screenshot. It takes five minutes and it is the only verification that does not depend on someone else’s word.
