Most residential projects are designed by the same handful of firms working to the same efficiency brief, which is why so many Bangalore apartments feel interchangeable once you strip away the marble sample. A smaller group of developers treats architecture as the product rather than the packaging, and the homes that result behave differently, both to live in and to resell.

It is worth understanding what you are actually paying for when a project describes itself as design-led, because sometimes the phrase means something and sometimes it is a brochure word.

What genuinely design-led looks like

Four things separate the real thing from the marketing version.

The unit plan is not repeated forty times. Efficient developments repeat one or two layouts across every floor because it is cheaper to build. Design-led projects vary plans by floor, aspect and position, which costs more and produces homes that feel specific rather than allocated.

Outdoor space is integrated, not appended. A balcony bolted onto a facade is different from a terrace, courtyard or planted deck that the plan was built around. You can tell immediately from the drawing which one you are looking at.

Questions to ask

Ask for the specification sheet with brand names, not the brochure with adjectives. Ask exactly what the kitchen includes. Ask whether the developer allows interior access before handover, because that can compress your timeline by months. Ask what the maintenance charge is at an occupied project by the same developer, since planted and design-heavy schemes cost more to maintain and that lands on residents.

Then decide whether you are buying a home you will notice every day or an asset you will notice on a statement. Both are legitimate. They point at different buildings.
